TV Mounting on the Upper East Side<\/h2>\n

The Upper East Side is one of our busiest neighborhoods, and for good reason \u2014 the building stock here is almost entirely pre-war, which means the walls require a different approach than what most services offer. We’ve worked in hundreds of UES apartments and know exactly what to expect: plaster over lath, brick party walls, co-op boards with strict requirements, and doormen who need you to sign in. We handle all of it.<\/p>\n

Pre-War Buildings Mean Plaster and Brick \u2014 Not Drywall<\/h2>\n

If your UES apartment was built before 1940 \u2014 and most were \u2014 your walls are almost certainly plaster over wood lath, not drywall. They look similar, but plaster is denser, more brittle, and behaves completely differently when you drill into it. A standard installation using drywall technique can crack the surface or create anchors that pull out under load. We use the correct tools and anchors for plaster every time, no guessing.<\/p>\n

Brick walls<\/strong> are equally common on the UES \u2014 exposed brick in living rooms, brick party walls between units, and brick exterior walls that come into play for window A\/C installations. Drilling into brick requires masonry anchors and a hammer drill. We bring that equipment to every job. Whether you’re mounting a TV on an exposed brick accent wall or need a window A\/C bracket anchored into a brick surround, we’ve done it dozens of times in this neighborhood specifically.<\/p>\n

A\/C installations in pre-war buildings<\/strong> are a separate specialty. Older UES buildings often have plaster or brick framing around window openings, and a through-wall or window unit A\/C install requires anchoring into that masonry correctly. Sloppy installations can crack plaster trim or leave an A\/C unit that isn’t properly secured. We do it right \u2014 bracket installation, masonry anchoring, and a clean finish.<\/p>\n

What We Check Before We Drill \u2014 Every Time<\/h2>\n

UES pre-war buildings are dense with co-ops, and those buildings have interior walls that can be significantly thinner than modern construction \u2014 especially in apartments that were reconfigured over the decades. We check for this before we drill. Thin partitions need specific anchor types and placement to hold a TV securely without the anchor migrating or hitting the space on the other side. In plaster walls, we’re also checking for brick backing at party walls and fireplace surrounds, which changes both the anchor choice and the approach.<\/p>\n

The co-op buildings on the UES are among the strictest in the city \u2014 that’s not news to us.<\/strong> Doormen to check in with, supers who need to sign off, service entrances to use, no-damage policies to follow, and same-day COI requests that need to be handled before we can start. We’ve worked in Carnegie Hill, Fifth Avenue, and Park Avenue buildings that have exacting standards for contractors. We meet them without exception. You don’t have to manage the building for us.<\/p>\n

We map before we drill.<\/strong> Before anything goes into the wall, we plan exactly where the mount, cables, and any penetrations will go. Pre-war UES buildings have old plumbing and electrical runs that don’t always follow a logical pattern. We check for all of it \u2014 pipes, electrical, structural quirks specific to the building type \u2014 before we commit to placement. No surprises, no pulling back mid-job.<\/p>\n

We Work in Every Co-op and Condo on the UES<\/h2>\n

The Upper East Side has some of the strictest co-op buildings in the city. Most require a Certificate of Insurance (COI) naming the building or management company as an additional insured before any contractor can start work. We’re fully insured and provide COIs on request \u2014 just email your building’s requirements to isaac@pictureperfectmounting.com and we’ll turn it around quickly.<\/p>\n

We know the process for white-glove buildings: checking in with the doorman, using the service entrance when required, and keeping the work area clean throughout. We’ve worked in enough UES buildings to know that building management and neighbors notice how contractors conduct themselves.<\/p>\n
