The Upper West Side is one of our busiest Manhattan neighborhoods, and the building stock here is why. From the landmark pre-war co-ops on Riverside Drive and Central Park West to modern towers near Columbus Circle, every building presents different walls, different management requirements, and different standards for how contractors are expected to work. We know what we’re doing here. Plaster, brick, concrete — we carry the right hardware for all of it, and we handle COI requirements as a matter of course.
The Upper West Side’s most distinctive buildings — the Ansonia, the Apthorp, the Belnord, the Eldorado, the Majestic — were all built before 1940, and so were hundreds of the neighborhood’s apartment buildings from West End Avenue to Riverside Drive. Pre-war construction means one thing for wall type: plaster over wood lath, not drywall.
Plaster walls look nearly identical to drywall but behave completely differently when you drill into them. Stud finders frequently misread plaster — the wood lath behind the plaster creates a continuous signal that makes it difficult to locate actual studs. Drilling with drywall technique can crack the plaster surface. Standard drywall anchors can pull out under the weight of a TV. We use anchors and methods designed for plaster walls in pre-war buildings. The result is a solid mount, no cracking, no visible damage to the wall around it.
Brick walls are equally common on the UWS — exposed brick in some apartments, brick party walls between units, and brick exterior walls that come into play for window A/C installations. Brick requires masonry anchors and a hammer drill. We bring that equipment to every UWS job.
Modern towers near Columbus Circle and along Broadway (built from the 1990s onward) typically have poured concrete walls. Concrete is a different challenge than plaster but just as manageable with the right tools — masonry anchors, hammer drill, done. The price doesn’t change.
A/C installations in pre-war UWS buildings require attention. Older buildings typically have plaster or brick framing around window openings. A through-wall or Window A/C install needs to be anchored into that masonry correctly — a unit that’s just sitting in the window opening without being properly bracketed is both a safety risk and often a building violation. We handle the full bracket installation and anchor it into the surrounding masonry.
The landmark pre-war buildings on the UWS — the Ansonia, the Apthorp, the Eldorado — were built with masonry and plaster construction that doesn’t follow modern standards. Interior walls in these buildings can be significantly thinner than what you’d find in newer construction, and the wall composition can change from room to room. We check for this before we drill. Thin partitions in pre-war buildings need specific anchor types and placement strategy to hold a TV securely without the anchor migrating or going through to the adjacent space.
The UWS has some of the most demanding building management in the city — and we’re built for it. Doormen, concierge staff, super sign-off requirements, service elevator scheduling, strict no-damage policies, same-day COI requests — we navigate all of it. The landmark co-ops on Riverside Drive and Central Park West have exacting standards for how contractors conduct themselves. We meet those standards. None of that logistics burden falls on you.
We map before we drill. Before anything goes into the wall, we work out exactly where the mount, cables, and any wall penetrations will go. Pre-war UWS buildings have decades-old plumbing and electrical runs that don’t always follow a predictable pattern. We check for pipes, electrical, and building-specific structural quirks before we commit to any placement. No surprises, no guessing.
The Upper West Side has some of the most renowned co-op buildings in the city, and many of them have exacting standards for contractors. Buildings on Riverside Drive, Central Park West, and West End Avenue typically require a Certificate of Insurance (COI) naming the building or management company as an additional insured before any contractor can start work. We’re fully insured and provide COIs on request — email your building’s requirements to isaac@pictureperfectmounting.com and we’ll turn it around quickly.
We know what white-glove buildings expect: checking in with the doorman, using the service elevator when required, keeping the work area clean throughout the job, and finishing efficiently without disrupting other residents. We conduct ourselves accordingly. In every building.

Yes. Plaster walls are the standard in pre-war UWS buildings and we install into them constantly. We use anchors and techniques designed specifically for plaster — the result is just as solid as a stud mount in drywall, and the surrounding wall stays intact.
Absolutely. Exposed brick walls and brick exterior walls require masonry anchors and a hammer drill, both of which we bring to every job. We handle brick TV mounts and A/C bracket installs in pre-war buildings throughout the neighborhood.
Yes — it’s one of our most common requests on the UWS. We mount the Frame flush to the wall and route cables so nothing is visible. It looks like art, the way it’s supposed to.
Yes. We’re familiar with service entrance protocols throughout the UWS and follow building rules as a matter of course. If your building has specific check-in requirements, let us know when you book.
