What Is a Certificate of Insurance — and Why Does Your Building Require One?

A Certificate of Insurance (COI) is a document issued by an insurance company that proves a contractor carries active liability coverage. NYC buildings — particularly co-ops, condominiums, luxury rentals, and doorman buildings — require contractors to provide a COI before performing any work inside the building.

This protects the building, its residents, and the management company if anything were to go wrong during the job. It’s standard practice across Manhattan, Brooklyn, and the rest of the five boroughs, and it’s something your building’s management office or super will ask for before they give us access.

Many residents are surprised to find out their contractor doesn’t have insurance — or can’t produce the documentation in time. That’s not a problem you’ll have with PPM.

What Picture Perfect Mounting Provides

We carry two policies that together satisfy virtually every NYC building’s COI requirements:

  • General Liability Insurance — Issued through biBerk (Policy #N9BP862399). This covers property damage and bodily injury arising from our work. Most buildings require $1 million per occurrence / $2 million aggregate, which our policy meets.
  • Workers’ Compensation Insurance — Issued through NYSIF, the New York State Insurance Fund (Policy #26542498). This is required by New York State law for any contractor with employees performing work in NYC buildings.

Both certificates can be sent directly to your building management office or super, typically within 1–2 business days of your request.

What NYC Buildings Typically Ask For

Building requirements vary, but here’s what most NYC co-ops, condos, and rental buildings ask for when they require a COI for NYC contractor work:

  • General liability coverage of at least $1,000,000 per occurrence and $2,000,000 aggregate
  • Workers’ compensation coverage meeting New York State requirements
  • The building’s management company, co-op board, or LLC listed as an additional insured on the general liability certificate
  • A description of the work being performed (e.g., “picture hanging and TV mounting”)
  • The certificate holder’s name and address (your building’s management company)

When you request a COI from us, just send along whatever instructions your building gave you — the management company name, address, and any specific language they require — and we’ll handle the rest.
